AB 628 - Providing a Refrigerator

If you own rental properties in California, it’s time to take note: beginning January 1, 2026, the state will require landlords to provide a working refrigerator in any lease that is entered into, amended or renewed on or after that date. The law is known as Assembly Bill 628 (AB 628). Why this matters?  Under AB 628, the definition of a “tenantable” unit expands to include a refrigerator “capable of safely storing food”.  The practical implication: if you sign a new lease or revise a lease on or after January 1, 2026, the unit must include a functioning fridge.

OUR RECOMMENDATIONS

Here at Good Steward Property Management, we’ve reviewed the implications of this new requirement and suggest two clear pathways for our owners to remain compliant — and keep your properties competitive and value-protected.

OPTION 1:  Select Our Standard Model

Please click HERE to view our suggested Standard Model.  Please note that we utilize Home Depot as our standard go-to place and the refrigerator order is subject to change to something similar based on availability.  It typically runs in the ballpark of $600 (before tax, delivery, installation). This gives you a consistent brand/model across your portfolio, simplifies maintenance, and helps your budget. Water lines and icemakers are not mandatory, so you don’t need to incur those extra costs unless you choose to.  We also recommend investing in an extended warranty: for example, a 3-year warranty (Approximately $100) or a 5-year warranty (Approximately $150). These warranties can help mitigate long-term maintenance costs.  

OPTION 2:  Choose Your Preferred Model

If you’d prefer a different refrigerator, you may select your own make/model — just provide GSPM with the purchase link ahead of time.  Again, we recommend investing in an extended warranty.

ADDITIONAL CONSIDERATIONS

  • Budgeting Now:  Since the law applies to leases entered, renewed or amended on/after January 1, 2026, now is the time to save for potential cost.  

  • Lease Renewals:  We will make sure your lease renewals reflect the inclusion of a refrigerator (or, if the tenant has opted-out and is providing their own refrigerator). AB 628 allows tenants to supply their own refrigerator as their choice but they are not required to.

  • Maintenance & Liability:  Once installed, the fridge becomes part of the unit’s habitability standard — meaning it needs to stay in good working order; otherwise, the unit may be deemed untenantable under California law.

  • Warranty Forethought: The extended warranty is an investment in peace of mind. A $100–$150 warranty can save you from expensive repairs or replacement down the line, particularly for rental units with frequent turnovers.
